thats going to be a hard one to gauge what the 'average' cost is. Most gyms are built in industrial sheds or commercial premises. therefor the cost relates to the demand for space in that particular area. a 500 sq/m shed in the centre of town will probably be twice, maybe thrice the cost per sq/m than one on the outskirts. most gyms i have seen are around 500sq/m.

Yea i know what your saying Russ.
Im looking at a few building at the moment at around 500m2 & just wondering what others are paying for there lease so as i can compare figures.
I just got out of a lease i had that was costing me $100k a year which i kept up for many years although that was for a very high exposure building & i was running that as a Fully equiped fitness centre with Weights, aerobics, etc, etc, but this time i am only going to be doing it as a Kickboxing/Thaiboxing/Boxing facility so im not going to go with another $100k a year lease.

Hi mate,
the going rent these days is between $30-100k per year. If you're spending 50k per year, that would be the ballpark figure - average spend). If you're spending $100k per year on rent (2k per week), you'd want to be getting larger space, parking facilities, high volume of foot traffic near the space, value for money, whether you are in the CBD or not, etc etc. You also said that you are in NZ, which will factor into the equation as well. Im not sure what the going rental rates are over there.

My gym is on the central coast on NSW, its just over 500sqm and the rent is around 30K p/year. Its in light industrail. Only problem is the parking sometimes in the day and exposure.

100k for a lease
Man i buy a block of dirt for that price & build some thing you like on it
Its only going to grow in value
If people want to train with you they will travel
Paul from Mad X gym was on the money to build his gym on his block of land & its one of the biggest if not biggest gym iver ever seen
Good thing is if Paul ever sell the place someone is going to be a lucky man & have a kick ass shed on there block that dosent block views
You wouldnt even know the shed was there half the time the way its been set up
